Qualification requirements:

** Positive attitude and excellent communication skills.

** Highly organized, result-oriented, with flexibility and ability to work in stressful situations.

** At least 3 years of work experience as a Financial Analyst, Financial Manager, Economist, or similar position.

** Experience in real estate development, construction, or investment projects - is required.

** Experience working with projects worth over $50 million - is desirable.

** Experience in developing and implementing management financial accounting - is desirable.

** Good knowledge of Excel, financial models, budgeting and financial planning, cash flow analysis, investment analysis, construction cost analysis, and IFRS.

** Ability to justify and defend decisions made with management.

** Ability to identify and extract relevant information from accounting records.

** Basic knowledge of Georgian tax legislation.

Main responsibilities:

** Developing, managing, and updating financial models for real estate development projects.

** Preparing and updating budgets, including CAPEX, OPEX, Cash Flow, and Sources & Uses.

** Conducting comparative analysis of planned and actual indicators, identifying deviations, and offering relevant corrective actions.

** Preparing weekly and monthly management reports.

** Analyzing construction costs and cost structures of individual projects and assets.

** Monitoring project financing schedules and financial performance.

** Analyzing cash flows and forecasting potential cash deficits.

** Conducting investment analysis of new projects, including NPV, IRR, and sensitivity analysis.

** Monitoring financial KPI performance.

** Financial and risk analysis of contracts.

** Conducting scenario analysis and assessing the financial impact of different project assumptions.

** Close cooperation with accounting, sales, engineering, procurement, and project management teams.

** Finding and analyzing relevant financial information from accounting records.
