Consulting company "IK Consulting" is announcing a vacancy for a Construction Project Manager position for a partner company.

General job description and requirements: The Construction Project Manager will be responsible for the full cycle of the project - from the design and preparation stage to the completion of construction and handover of the facility. The position includes project planning, budget and deadline management, coordination of design and construction processes, management of contractors and suppliers, control of the quality of work performed, and timely management of project-related risks. The position requires experience in independently managing construction projects, good knowledge of technical and design documentation, the ability to organize and control construction processes, as well as the ability to effectively coordinate and communicate with various stakeholders - clients, designers, contractors, suppliers, and construction teams. Particular importance is attached to the experience of successfully implementing and handing over a branded hotel construction project.

Functions, duties, and responsibilities: Planning and organization - Fully manage the process of project initiation, planning, execution, and completion; - Identify the necessary activities for all stages of the project and determine their implementation deadlines; - Draw up a calendar schedule of work and ensure its implementation; - Determine the technical and human resources necessary for the implementation of the project; - Develop a phased plan for construction work and update it as necessary; - Plan the sequence of delivery, installation, and construction work on the site.

Project management - Manage and coordinate the design phase of the project with the design team (architect, structural engineer, engineer, etc.); - Participate in the preparation of design tasks and transmit technical requirements and deadlines to designers; - Control the deadlines and quality of the development of design documentation; - Ensure that design solutions are practically feasible at the construction stage and initiate changes as necessary; - Ensure coordination between the design team and construction contractors.

Construction management and supervision - Managing, administering and overall coordination of a specific construction site; - Constant monitoring and control of the progress of work at the construction site; - Coordination of construction processes with all parties involved; - Taking measures to accelerate specific works in case of project delays; - Control of the quality of construction work and compliance with technological standards; - Ensuring rational use of resources (materials, equipment, labor) at the site.

Budget and finances - Preparing, managing and constantly assessing the progress of the project budget; - Preparing and managing construction cost estimates; - Participating in the management of tender procedures and selection of suppliers; - Ensuring strict adherence to the agreed budget and timely analysis of deviations; - Preparing initial financial documentation and delivering it to the relevant structural unit on time.

Documentation and procurement - Active participation in preparing and processing construction documentation (architectural project, construction project, engineering schemes, etc.); - Ensuring compliance of construction documentation with the agreed version by authorized bodies and initiating necessary changes; - Planning procurement necessary for construction and delivering it to the relevant structural unit on time; - Identifying necessary services, finding suppliers and organizing the signing of relevant contracts; - Identifying, finding and organizing the hiring of necessary personnel for the site and signing employment contracts; - Regularly preparing and submitting various types of reports to management.

Team and communication - Fair distribution of work among the construction team, employees and suppliers; - Participating in the selection of candidates for a specific project; - Reviewing and evaluating the work performed by designers (architect, constructor, engineer, etc.); - Effective and constant communication with contractors on the execution of the project phase; - Coordinating and agreeing on issues with representatives of adjacent professions (constructor, geodesist, water supply, ventilation, etc.); - Setting clear tasks for team members and supervising their execution.

Quality Control and Problem Management - Control of the quality of construction works performed by contractors, deadlines, and compliance with contract conditions; - Identification of solutions for problems arising within the project and timely response; - Fixing identified defects or discrepancies and relevant documentation; - Discussion of details, justification, and informing relevant parties if changes are needed in the project; - Prior identification of risks and planning of preventive measures.

Acceptance and Safety - Management of the final acceptance process of the project; - Responsibility and control over compliance with labor safety requirements on site; - Ensuring environmental and safety standards are met throughout the construction process; - Performance of other rights and obligations that, by reasonable judgment, pertain to the position of Project Manager.

Requirements for the Candidate - At least 5 years of professional experience in the construction sector as a Project Manager; - Experience with at least one successfully completed branded hotel project; - High-level knowledge of English or Russian.

Qualification: - Education: Bachelor's/Master's degree in Construction Management, Civil Engineering, or a related field.
