Project Manager

Construction company "Anagi" is announcing a vacancy for the position of Project Manager.

Location: Tbilisi Work schedule: Full-time Number of vacancies: 1 Remuneration: Determined by mutual agreement based on the candidate's qualifications and professional experience.

Key responsibilities:

** Project planning, Participation in the project planning process, including verification of project documentation. Development of a detailed project plan and schedule, defining the sequence of works, deadlines, main stages, and key milestones; development of cost and financial schedules.

** Construction process management, Daily management and coordination of the construction process, including control of compliance with the work plan and schedule, project documentation, and quality requirements, regular updating of the schedule according to actual progress, comparison of planned and actual work performed, timely identification of technical issues, and ensuring their resolution.

** Team and subcontractor management, Coordination of the project team, subcontractors, and suppliers, determination of responsibilities and priorities, and control of performance.

** Contract and document management, Management of project contract obligations and official document circulation, including coordination of RFIs, contract correspondence, and official communication with parties involved in the project, client, supervisor, designers, and subcontractors.

** Financial and material resource management, Management and control of project financial and material resources, including coordination of recording and confirmation of completed works with the client, control of budget, monthly and quarterly financial results, monitoring of actual and expected costs, participation in the financial closure process, and effective management of warehouse balances.

** Risk management, Timely identification, assessment, and coordination of preventive/corrective measures for risks related to project deadlines, budget, quality, technical, and contract issues.

** Labor safety (HSE), Control of labor safety, environmental, and site-specific safety requirements on the project, in coordination with responsible persons.

** Project completion and warranty period, Management of project completion and warranty period, including coordination of defect elimination, object commissioning, and transfer to the client, project financial and material closure, and control of warranty obligations.

Requirements:

** Education: Higher education in Civil Engineering - at least a Bachelor's degree, a Master's degree and additional education in Project Management, professional qualification will be considered an advantage;

** Work Experience: At least 5 years of experience working as a Project Manager, and experience in managing large construction projects;

** Contract Knowledge: Knowledge of construction contract management; Practical experience in administering FIDIC type contracts will be considered an advantage;

** Languages: Georgian - fluently; English - at least B2 level; Knowledge of Russian and/or Turkish will be considered an advantage;

** Programs: Primavera P6 or MS Project, AutoCAD and MS Office required; High level knowledge of Excel;

** Professional Skills: Ability to plan projects, control budget and deadlines, manage teams and subcontractors, identify risks and solve problems effectively;

** Leadership Skills: Ability to manage a team, set priorities, delegate responsibilities and make result-oriented decisions;

** Analytical Skills: Ability to analyze project technical, financial and operational information and make relevant decisions in a timely manner;

** Communication and Negotiation: Strong ability to conduct effective professional negotiations and manage various project-related relationships;
