Key Responsibilities: - Developing and implementing a sales strategy for both properties, Bellevue Residence Suites (70 apartments) and Boulevard Hotel Batumi (27 rooms); - Establishing and developing relationships with corporate clients, tour operators, wholesale agents, and OTA partners; - Finding new sales channels and partnerships, conducting negotiations, and preparing contracts; - Managing the existing client portfolio and ensuring long-term cooperation; - Analyzing sales results and providing regular reports to management; - Developing a pricing strategy and managing dynamic pricing on a daily basis; - Forecasting demand and optimizing revenue to achieve maximum income; - Managing distribution channels (OTA, PMS, Channel Manager) and controlling rate parity; - Analyzing competitors and monitoring market trends; - Regularly analyzing key performance indicators (RevPAR, ADR, Occupancy) and reporting; - Conducting negotiations with potential tenants of commercial spaces and agreeing on the best conditions; - Preparing and concluding lease agreements for commercial spaces; - Monitoring the payment schedule of commercial space tenants and controlling timely settlements;
