"Exolot Investments" is announcing a vacancy for the position of Operational Director:

Working conditions:

**Workplace: M. Kostava 14; **Working schedule: Mon-Fri 10:00-19:00; **Remuneration: 5000 GEL + bonus; **Subordinate positions: Project Manager (in the rental direction); Technical Manager;

Main functions and responsibilities:

• Developing operational plans in line with the company's strategic goals and monitoring their implementation;

• Managing and coordinating the company's daily operational activities - from asset/project acquisition to its development and handover to the tenant;

• Leading, coordinating, and controlling the performance of the Project Manager and Technical Manager;

• Overseeing the full cycle of commercial space leasing, including finding potential tenants, commercial negotiations, agreeing on terms and signing contracts, as well as monitoring the Project Manager's current work, agreements, and deadlines;

• Supervising the technical preparation process of commercial spaces, including planning technical work, managing contractors, controlling budget, quality, and deadlines;

• Analyzing, improving, and standardizing and digitalizing business processes as needed;

• Constantly monitoring process efficiency, deadlines, resources, and costs;

• Timely identification, prevention, and management of operational risks;

• Effective planning and allocation of human and material resources;

• Identifying opportunities for cost optimization and implementing relevant initiatives;

• Ensuring the development of the company's internal teams and result-oriented management;

• Leading the implementation of new projects and processes;

• Managing change and ensuring the organization's operational readiness during growth and implementation of new projects;

• Preparing regular operational reports for management;

• Communicating with partners, contractors, tenants, and other key stakeholders and representing the company as needed;

• Higher education in Business Administration, Finance, Economics, Management or a related field;

• At least 5 years of managerial experience, including significant experience in managing a team and/or operational direction;

• Experience in a Senior Management / Operations Management position;

• Desirable experience in real estate, development, investment, construction, retail trade or other multifunctional businesses;

• Experience in managing large-scale operations, multiple parallel projects or various functions simultaneously;

• Experience in optimizing and improving business processes;

• Experience in managing budgets, costs or resources;

• Strong analytical and problem-solving skills;

• Ability to make high-responsibility decisions independently;

• Strong leadership, communication and negotiation skills;

• Experience in change management and team development;

• Knowledge of Georgian and English languages;

• Good knowledge of MS Office, especially Excel.
