General job description and requirements:

The Construction Project Manager will be responsible for the full cycle of the project - from the design and preparatory phase to the completion of construction and the handover of the facility. The position includes project planning, budget and deadline management, coordination of design and construction processes, management of contractors and suppliers, control of the quality of work performed, and timely management of project-related risks.

The position requires experience in independently managing construction projects, good knowledge of technical and design documentation, the ability to organize and control construction processes, as well as the ability to effectively coordinate and communicate with various stakeholders - clients, designers, contractors, suppliers, and construction teams.

Particular importance is attached to the experience of successfully implementing and delivering a branded hotel construction project.

Functions-responsibilities and responsibilities:

Planning and organization:

Fully manage the process of project initiation, planning, execution, and completion; Identify the necessary measures for all stages of the project and determine their implementation deadlines; Compile a calendar schedule of work and ensure its implementation; Determine the technical and human resources required for the implementation of the project; Develop a phased plan for construction work and update it as necessary; Plan the sequence of delivery, installation, and construction work on the site.

Project management:

Manage and coordinate the design phase of the project with the design group (architect, structural engineer, engineer, etc.); Participate in the preparation of design tasks and transfer technical requirements and deadlines to designers; Control the deadlines and quality of the development of design documentation; Ensure the practical feasibility of design solutions at the construction stage and initiate changes as necessary; Ensure coordination between the design group and construction contractors.

Construction management and supervision:

** Managing, administering, and overseeing the construction of a specific ongoing construction site; ** Constant monitoring and control of the progress of work at the construction site; ** Coordinating construction processes with all parties involved; ** Taking measures to accelerate specific tasks in case of project delays; ** Controlling the quality of construction work and adherence to technological standards; ** Ensuring the rational use of resources (materials, equipment, labor) at the site.

Budget and Finance:

** Preparing, managing, and constantly assessing the progress of the project budget; ** Preparing and managing construction cost estimates; ** Participating in managing tender procedures and selecting suppliers; ** Ensuring strict adherence to the agreed-upon budget and timely analysis of deviations; ** Preparing initial financial documentation and delivering it to the relevant structural unit on time.

Documentation and Procurement:

** Actively participating in preparing and processing construction documentation (architectural project, construction project, engineering schemes, etc.); ** Ensuring that the construction documentation complies with the agreed-upon version by authorized bodies and initiating necessary changes; ** Planning necessary purchases for construction and delivering them to the relevant structural unit on time; ** Identifying necessary services, finding suppliers, and organizing the signing of relevant contracts; ** Determining the necessary labor force for the site, finding it, and organizing the signing of labor contracts; ** Regularly preparing various types of reports and presenting them to management.

Team and Communication:

** Fairly distributing work among the construction team, employees, and suppliers; ** Participating in the process of selecting candidates for a specific project; ** Reviewing and evaluating the work performed by designers (architect, constructor, engineer, etc.); ** Maintaining effective and constant communication with contractors on the execution of the project phase; ** Coordinating and agreeing on issues with representatives of adjacent professions (constructor, geodesist, water supply, ventilation, etc.); ** Setting clear tasks for team members and supervising their execution.

Quality Control and Problem Management:

** Monitoring the quality, deadlines, and compliance with contract conditions of construction works performed by contractors;

** Identifying and timely responding to problems arising within the project scope;

** Recording and documenting identified defects or discrepancies;

** Discussing, justifying, and informing relevant parties of necessary changes in the project;

** Early identification of risks and planning preventive measures.

Handover and Safety:

** Managing the final handover process of the project;

** Ensuring and controlling compliance with labor safety requirements on site;

** Ensuring environmental and safety standards are met throughout the construction process;

** Performing other duties and responsibilities that, by reasonable judgment, pertain to the Project Manager position.

Requirements for the Candidate:

** At least 5 years of professional experience as a Project Manager in the construction sector;

** Experience of at least one successfully completed branded hotel project;
