Job Purpose:

The Construction Supervisor is responsible for organizing and managing work on the site from mobilization to handover, in accordance with the approved baseline plan, budget, project documentation, construction norms, and labor safety requirements.

The company's main rule: a stage is considered completed only when its document is created and registered in the system. Verbal agreements are not considered binding.

Functions and Responsibilities:

Site Preparation and Mobilization:

Drawing up a calendar schedule and participating in the approval of the baseline plan Preparing the initial state act of the site and the list of risks Organizing mobilization: fencing, temporary electricity and water supply, site warehouse Organizing geodetic marking and fixing reference points Receiving the work front from the customer with an acceptance certificate

Subcontractor Management:

Selecting and managing teams and subcontractors Transfer of front and materials by protocol Measuring and accepting completed work and drawing up an acceptance certificate Preparing the basis for subcontractor payment only with a signed act

Operational Site Management:

Daily organization of work and distribution of labor Keeping a site diary and photo fixing of progress Submitting a weekly report to the company's director Coordination with adjacent parties and ensuring physical protection of the site

Material Resources:

Submitting material requests at least 5 working days in advance Receiving materials with a waybill and registering the acceptance protocol within 48 hours Accounting for material storage, internal movement, and write-off Keeping a register of material certificates

Change Management:

Recording changes and additional work with a change request form Performing changes only with the customer's written consent Keeping a register of site changes

Quality Control:

Acceptance of hidden works before covering, with an act and photo fixing Organizing laboratory testing and testing of engineering systems Elimination of defects recorded with non-conformance reports (NCR) Cooperation with the author's and customer's supervision

Labor Safety:

• Access to the site is allowed only after completing the instruction

• Implementation of the safety plan and compliance with the instructions of the safety specialist

Handover, demobilization and closure:

• Preparation of the measurement documentation as the basis of Form No. 2

• Participation in internal quality audits and handover to the client

• Elimination of defects recorded in the protocol

• Organization of demobilization and transfer of the site archive (including As-Built material)

• Participation in inventory and confirmation of the completeness of the site's factual data

• Organization of responses to appeals during the warranty period

Separation of functions:

The company's control functions are separated: one person does not control the process from start to finish. Therefore, the construction supervisor:

• Procurement: requests materials and equipment, but does not make purchases. Purchases are made by the procurement service.

• Finance: does not make payments personally and does not initiate them. Payments are made only on the basis of approved orders and signed acts.

• Form No. 2: prepares the measurement documentation. Form No. 2 is completed by the cost estimator.

• Changes: does not make decisions on price and deadline changes independently. Changes are approved within established limits.

• Safety: mobilization is not considered complete without the safety specialist's visa.

Qualification requirements:

Experience:

• At least 5 years of experience as a construction supervisor or site manager;

• Preferably 10 years or more

• Experience working on commercial objects (office, commercial, retail)

• Experience working on new construction, reconstruction and internal repair works

• Experience in managing multiple subcontractors simultaneously

Education:

• Higher technical education in construction or civil engineering

Professional knowledge:

• Reading architectural, structural and engineering drawings

• Counting and measuring work volumes

• Knowledge of construction standards and rules, work technology and sequence

• Production of executive documentation (acts, protocols, measurement documentation)

• Knowledge of labor safety legislation

Computer programs

• MS Word and MS Excel, fluently

Languages:

• Georgian, perfectly

• English or Russian, desirable (for familiarization with technical documentation and specifications)
